How we checked

We read each vendor's own website and its App Store and Google Play listings for Malaysia on 19 October 2026. We used only sources from the last 12 months. Where a vendor does not publish a price, the table says not published instead of repeating an old quote.

We list what each vendor says its product does. We have not run every feature ourselves, so ask for a demo with your own guards before you sign.

DaulatLabs, which publishes this guide, makes Rumika, a visitor and community app that is still in development. Rumika is kept out of the comparison tables and described on its own at the end.

What each app says it does

i-Neighbour and iNeighbour 2.0 (TimeTec)

i-Neighbour describes more than 30 features, including pre-registered visitors, e-billing, facility booking, feedback, e-forms, a panic button, property accounting, defect management, and links to barrier gates, access control and guard patrols. TimeTec released a separate iNeighbour 2.0 resident app in March 2026, with visitor passes shared over WhatsApp, polls and live voting, and maintenance and utility payments with e-invoice support. On the pricing page, accounting comes in the Advanced plan and maintenance and analytics in Premium.

JaGaApp 2.0

JaGaApp 2.0 is for residential, commercial and industrial properties. Its core feature, JaGaID, records visitors digitally. The vendor's site also lists in-app payment, and guard patrols are a separate product called JaGaRonda. It has the most ratings of any app in this guide on both stores.

Condo Master and Veemios (Comet Catcher)

Condo Master is property management and accounting software for JMBs and MCs: receivables, payables, general ledger, bank reconciliation, e-billing, a payment gateway and meter reading. Veemios is its resident, guard and admin app: visitor pre-registration, QR checks at the gate, a blacklist, overnight parking, facility booking and payments, in English, Bahasa Malaysia and Simplified Chinese.

CSS Home (CSS Decisions)

A resident app for statements and bill payment, visitor invitations, facility booking and unit maintenance requests, with a separate CSS Management Office app for the building's staff. The vendor says it works with over 1,000 apartments and condos.

GPROP

A paperless management system for stratified property, with a resident app, an admin app, and a separate GPROP Guard app (released March 2026) for visitors and patrols.

MyTaman (Zoinla)

A community security app built for landed taman and neighbourhoods rather than condos.

i-Ruma Resident

The resident app of a property management system from Original Intelligence Sdn Bhd.

KipleHome (Kiplepay)

A newer app, first released in July 2026, with pre-registered visitors, a QR visitor pass, facility booking, payments and announcements.

CondoOS (Teh C Labs)

A new Kuala Lumpur product at version 0.1. Its Operations plan includes visitor management and billing with a double-entry ledger. It offers founding-customer terms.

Laksana.ai

Not a guardhouse app. It covers maintenance requests, a helpdesk, bookings and collections with FPX and DuitNow for many kinds of business, property management and JMBs among them. It is not listed on the app stores.

Store ratings are lifetime averages. They lag behind fixes, and residents tend to rate an app when something at the gate goes wrong, so treat them as a prompt for questions rather than a verdict. Every app listed was updated in 2026.

How to choose, for a JMB, MC or residents' association

  1. Count the whole cost. Ask whether the price is per site or per unit, and for setup, training, hardware, SIM cards, SST and any charge per visit or per payment, in writing.
  2. Watch it at your gate. Ask whether a visitor needs to install anything, and how the guard handles a walk-in, a delivery rider and a lost phone signal.
  3. Keep the two accounts apart. If the app also bills residents, check that it keeps the maintenance account and the sinking fund separate, as the Strata Management Act 2013 requires. Our maintenance fee and sinking fund guide explains the rule.
  4. Check who holds the money. If residents pay online, find out whether the money goes straight to the JMB or MC's own bank account, and what each payment costs.
  5. Know how you leave. Ask how much notice you must give, and whether you can export units, owners, tenants and payment history in a common format.
  6. Ask who services the hardware. Barriers, plate readers and intercoms often come from a separate company, and the app needs to work with them.
  7. Check the languages. Guards, residents and the committee may need Bahasa Malaysia, English and Chinese.
  8. Ask about e-invoicing. Find out whether the app can issue MyInvois e-invoices if your JMB or MC needs them.

Where Rumika fits

Rumika by DaulatLabs is a visitor and community app for condos, taman, JMBs, MCs and residents' associations. It is in development and is not live yet. It is planned to launch in 2027, and committees can join the early-access list now. It has no paying sites and no store ratings yet, which is why it is not in the tables above.

Its indicative prices are published on the Rumika site. Visitors never pay. The place pays per month:

Questions

How much does a condo visitor management app cost in Malaysia?

Among vendors that publish prices in October 2026, most start at about RM500 a month per site. i-Neighbour lists RM500 to RM800 a month on offer, Condo Master starts at RM500 a month plus 8% SST, Veemios charges RM0.75 per unit with a RM500 minimum, and CondoOS charges RM2 to RM7 per unit with a RM500 minimum. JaGaApp, CSS Home, GPROP, MyTaman, i-Ruma and KipleHome do not publish prices.

Which visitor management app is best for a condo?

There is no single best app. JaGaApp has the most store ratings, Condo Master suits committees that want accounting in the same system, and i-Neighbour has a long feature list. Compare the full cost, try it with your own guards, and check how you can leave before you sign.

Do visitors need to install an app?

It depends on the app. Several vendors now send visitor passes as a link or QR code, and iNeighbour 2.0 shares them over WhatsApp. Ask each vendor to show what a visitor without the app sees.

Can a visitor management app also collect maintenance fees?

Many can. i-Neighbour, Condo Master, Veemios, CSS Home, KipleHome and CondoOS all list bill payment. Under the Strata Management Act 2013 the maintenance account and sinking fund must stay separate, so check how the app records each payment.

Is Rumika available now?

No. Rumika by DaulatLabs is in development and planned to launch in 2027. Its prices are published and you can join the early-access list, but there are no live Rumika sites yet.
